Seasonal cheer and charity

There might be a chill in the air, but some heartwarming things are happening in Duke Street.

Every year, we organise a charitable initiative on behalf of the neighbourhood. For the first time ever, we have collected food parcels across our five largest office buildings in the neighbourhood for a donation to Penfold Elderly Community Hub – a centre that helps to ease isolation for older people. The generosity of our customers made this a major success! Adding to that, our annual pre-Christmas donation to Shelter is being planned and the total raised will be announced in the new year.

And for this month, we’re recommending you check out our newest customer, the one-of-a-kind cookie bar Cöödie, and for the bakers amongst you who like a challenge we suggest you check out Gingerbread City during Christmas holidays.

Elsewhere in the area, we were pleased to see plans for the pedestrianisation of Oxford Street progressing with the Mayor of London Sadiq Khan’s appointment of two world-class design teams led by architects Hawkins Brown and landscape practice East working with urban designers Publica, and Transport for London.

Our neighbourhood comes together

We would like to share our thanks to everyone who took part in the Duke Street Property’s Christmas appeal – especially our customers who went above and beyond to make this happen!

Organised through a partnership with Baker Street Quarter, the appeal involved placing a collection box across five of our largest office buildings to accept donations of food parcels, which were then packed by the DSP team. We were genuinely overwhelmed by the generosity of our customers, and grateful to have played our part in this truly community-wide effort.

We are also preparing for our annual donation to Shelter. The full donation on behalf of our customers will be announced in January – since 2020, we have donated nearly £100,000.

Say hello to 110 Wigmore Street

We are delighted to announce our recent purchase of 110 Wigmore Street. An extension of our commitment to our Marylebone neighbourhood. This acquisition will help us deliver our ambition to create, curate and sustain inspiring neighbourhoods for people and businesses shaped by modern values.

The building features retail, restaurant and office accommodation presenting future opportunities for us to deliver high-quality design-led spaces and to improve the building’s already strong ESG credentials.

Introducing cookie bar Cöödie

We are delighted to welcome Cöödie to the neighbourhood this month! Born in Peckham, Cöödie serves the most creative cookies in London. The ‘cookie bar with unexpected cookies’, its flavours offer everything from date, olive oil and sea salt to truffle torrija, salted pear, ricotta cream and hazelnut caramel or even pear Brie and pecan.

Setting up shop on Picton Place, the stylish fitout of the shop features a noteworthy countertop designed by Studio RRR. This is Cöödie’s second store and first time coming north of the Thames.

The Gingerbread City 2025 is an annual exhibition by the Museum of Architecture, a UK-based charity and cultural institution dedicated to finding new ways for the public to engage with architecture.

The novel concept for this exhibition begins by inviting leading architects and designers to ditch their conventional building materials for dough bricks and sugar paste mortar to construct a miniature biscuit metropolis. The result is then displayed in King’s Cross’s Coal Drops Yard (Unit 5) throughout the festive season until 4 January 2026.

The challenge presents the opportunity for London’s most talented architects, urban planners and developers to create a cityscape in miniature and edible form. Displays include school buildings with candy-coloured climbing walls, with accompanying events including a series of hands-on gingerbread house workshops. Tickets are available here.
